In contrast, building control covers the structural, safety and accessibility aspects of development and progress throughout the construction.

What is the Process of Obtaining Building Regulations?

Obtaining Building Regulations approval involves several steps to ensure that a construction project meets the required safety, health, and environmental standards. Here is an overview of the typical process:

  • Determine if Building Regulations approval is required: Most construction projects, including new buildings, extensions, conversions, and significant alterations, require approval. However, some minor works may be exempt.

  • Prepare detailed plans and specifications: Engage the services of an architect, engineer, or other building professionals to create detailed plans and specifications for your project.

  • Submit the application: Submit your Building Regulations application to the local authority or an approved inspector.

  • Review and assessment: The local authority or approved inspector will review the submitted documents and assess their compliance with the relevant Building Regulations.

  • Approval and conditions: Once the plans and specifications are deemed compliant with the Building Regulations, the authority or inspector will grant Building Regulations approval.

What is the Process of Obtaining Building Regulations?

Complete Plans and Building Notices differ in their requirements and level of protection provided. Full Plans application is recommended for non-domestic properties, while a Building Notice suffices for most home improvements. Here’s a summary of the differences:

Full Plans:

  • Provides greater protection for the building owner.
  • Requires submission of two copies of the application form, detailed plans, specifications of works and materials, and relevant calculations.
  • Requires two copies of all drawings.

Building Notices:

Shifts compliance responsibility to the building owner and construction company.

It only requires one copy of the application form.

Detailed plans are unnecessary when depositing the notice. Only a scaled site location for extensions or new buildings.

Please be aware that compliance may require the submission of drawings, specifications, and calculations at a later stage.

How to Schedule a Site Inspection?

Once you apply, they will collaborate with you to establish a plan for site visits to monitor progress and ensure compliance upon completion.

While the Building Control team certifies the work, the building owner is responsible for compliance. Our role includes:

  • Inspecting only some aspects of the work.
  • Managing the design or construction process.
  • Acting as a Clerk of Works.
  • Addressing poor craft or quality issues.
    Supervising your builder.
